Comparing New Construction vs Resale

New construction home developments have sprung up across the country and no more is that more prevalent then in Las Vegas. They show beautiful new designs in both living spaces and exterior details. But there are also good reasons to consider a resale home as well. We’ll explore the benefits of each so you can determine which suits your needs and goals better.

Brand New Construction Home
The first advantage for new construction is that everything is new, fresh, modern and includes the latest design trends. Appliances and windows will be energy efficient and include all the newest features. Home buyers will also find no need to budget for repairs since everything is new and should include a warranty. New Home Builders may also offer incentives such as closing costs (if you use their lender) and you can customize with countless options at their design centers to get exactly what you want. Of course all those options and upgrades come at a price which is usually much more then when you buy a resale home. New Homes also come with no landscaping in the rear yard usually and you may be paying a lot premium on top of your Base Price and upgrades.

Resale Home
A resale home can offer great value to the home buyers. The home may already have landscaping and upgrades installed, saving out-of-pocket costs. Resale homes also tend to have larger lots in established neighborhoods. Property taxes may also be lower. Depending on the age there may be some updating to do, an upgrades. Some will have some Energy efficient features and some may not but resale homes can offer some value in comparison to new construction no different then car shopping if you can find the right home.

Both new construction and resales homes have benefits. If you are in the market for a new home, consider the options in your area and compare real costs and benefits. Knowing the difference can save you money and help you find the right home for your needs and lifestyle and we can help find out which option is best for you. For New Construction we must be with you on the first visit to the sales office to protect your rights to representation as the builders sales agent works for the builder not for you.
